“From” prices use a site-cost allowance that can move after soil and site investigation. Ask what is fixed, what is provisional, and what triggers a variation.

The concepts buyers ask about most — in plain terms.
Some lots ask for a 5% land deposit or 10% deposit; others are titled now. Construction loans usually pay in stages against completed work. Confirm the deposit, who holds it, and when each payment falls due — with us and your lender.
“Titled now” can settle sooner. “Expected title” dates mean the land settles later — ask your lender about rate holds, pre-approval expiry and valuation risk if values move before settlement.
Income, living expenses, deposit, savings pattern, credit file — plus the build contract and whether site costs are fixed or “from” allowances. Bring the builder flyer to your broker so the quote matches the real package.
Build funds are typically drawn progressively (slab, frame, lock-up, fit-out, completion) with lender inspections along the way. Ask who pays interest during construction and how progress claims are approved.
Lenders value the land-plus-build on its merits — a valuation below the contract price can change your deposit or loan. Ask your broker what happens in that case before you commit, especially on untitled lots.
Is this pre-approval or conditional? How long does the rate hold last? What fees, LMI and buffers apply? What paperwork do you need from the builder? Written answers beat verbal ones.
